Ag Land Values To Jump in Brown County

Agricultural land values are going up significantly in Brown County.
County Appraiser Paula Jones warned Brown County Commissioners Monday that landowners will likely be unhappy when their get their valuation notices.
Jones noted that ag land values are set by the Kansas Division of Property Valuation based on an eight-year average of landlord net income.
Agricultural land is not based on market value.  The Kansas Constitution requires agricultural land to be valued based on its income or productivity.  The sale price of agricultural land has no bearing upon the value for tax purposes.
According to information provided by Jones, cropland values increased an average of 19 percent from 2010 to 2011, while grassland values saw average 2 to 3 percent decrease.
In other business, County Attorney Kevin Hill informed commissioners that about $140,000 in delinquent taxes have been collected so far since notices were sent out. 
Hill said they are looking at holding the delinquent tax sale around the end of April.
